Description

University Park 257 Old Antioch Rd 161.827 Acres Smithville, Texas 78957 Property Summary This 161.827 acre tract is one of the most incredible undeveloped tracts in this area of Bastrop County. This uniquely beautiful site would make a phenomenal private estate or 30 lot residential development in the seclusion of the Lost Pines, all located less than an hour from Austin, 10 minutes from Smithville, 20 minutes from Bastrop and a 5 minute walk to Buescher State Park. A beautiful pond is visible in the drone shots and has an estimated depth at center of 20 feet. The majority of the property is heavily covered with trees including mature pine, yaupon and oak. The southeast corner where the small cul-de-sac is located on the plat is less wooded on a few of those lots but they have tremendous views to the south and east. This property also lends itself to development as it has been platted and subdivided into 30 lots under the name of University Park. The plat was submitted and approved by the County of Bastrop and is ready for development, saving an untold number of months in a typical approval process. There is a tax ID parcel number for each lot. The acreage includes a 2.592 acre lot at the entrance of the platted subdivision and includes a small home that could possibly be renovated. The house is served by Bluebonnet Electric Coop and Aqua Water Supply. The total of 161.827 acres for sale breaks down as follows: The subdivision consists of approximately 159.827 acres in subdivided lots. The interior road shown on the plat is approximately 7.4980 acres. The 30 subdivided lots contain 152.329 acre +/- which is less the road. The lot containing the small house fronting on Old Antioch Rd is an additional 2.592 acres and is not included in the platted subdivision. Aqua Water Supply has a 2 inch water line in the interior road. Buyer is responsible for confirming water service is available. The interior road is not currently improved but sufficiently cleared to be accessible by pickup or mule. The site also has a water well that was completed in June 2010. It is equipped with 1.5 horse electric pump that yields 20 gallons a minute from a depth of 210 ft. Total depth of the well is 330 feet. The property is located in an area of Bastrop County that is subject to the Lost Pines Habitat Conservation Plan. Except for 4 lots, the subdivision is subject to a Conservation Easement for Wildlife Management that can be released or terminated upon 60 days written notice to Bastrop County. This property is bordered on the west by lots that front on Old Antioch Road. An approximately 1250.4 acre ranch borders this property to the east. The University of Texas System owns approximately 576.1 acres that border this property to the north and approximately 713.3 acres that border this property on the south, which was the site of the MD Anderson Cancer Center Science Park. According to the UT System Real Estate Office website, it has for sale 68.666 acres out of the 717.3 acres that is improved with an approximately 150,000 square foot basic life science laboratory research park including laboratories, vivarium, office, conference and support spaces. The UT property may only be used for research purposes and the sale of additional land may be considered. Buescher State Park is accessible off Old Antioch Road approximately one third of a mile south of property. We are using an address of 257 Old Antioch Road instead of 115 Turkey Roost Lane as shown by the Bastrop appraisal district website. This address offers the best GPS locator for the site.
